Medical Clinic refurbishment in London West Brompton.
Fusion Office Design have handed over the refurbishment of a medical clinic in London. Located in a 3600 sq ft Victorian building in West Brompton, London, this is a former NHS GPs surgery now to be a medical clinic using the premises for a specialist Obstetrics service. The refurbishment of the building has included a back-to shell strip-out. The scope of works include a total re-wire and re-plumb, new patient-entrance doors and a full external redecoration with changes to part of the facade. Lathe and plaster walls, plaster skirtings, new windows in a heritage conservation zone, and some original fittings made for a challenging project management scenario. Planning permission has been obtained for some external changes, in a fast track process with the support and assistance from RBKC planning department that helped to keep the overall timeline on track.
Consulting Clinic refurbishment.
The grand scale of the main consulting rooms really helps to create a sense of space. Secondary rooms at the back are perfect for Sonography as they’re naturally slighter darker with less direct daylight.
The design scheme for the refit gave careful consideration to the flow of visitors. Although we couldn’t change the basic layout of the building the use of each room the and adjacency has been thought through for the best patient circulation. Consulting rooms are close to scanning rooms. Midwife, Prep and waiting rooms are located adjacent to the large consulting rooms. In a building laid out over 6 levels it saves a lot of stair climbing. A number of rooms have inbuilt joinery that add character to an already eye-catching building, and also enclose HVAC units to keep the rooms looking as tidy as possible.
Sanitary Fittings in the Clinic
As a number of rooms have a medical consulting role all of the new sanitary ware are compliant with medical use regulations. The Prep Room has an integrated corian worktop with back-outlet sink that may be the first of its design. Fusion worked closely with the fabricator to develop the seamless surfaces and the resulting installation being the pilot for a new product range. Some of the other sink units are a high-end corian sink that is mounted on telescopic rails to access the services behind.
The refurb project took over 6 months. Some design amendments were incorporated along the way and the building also revealed some defects not shown on any survey, including a flooded lift pit. A full back to wood refurb of the staircase has resulted in a rewarding outcome. The staircase is now back to its original beauty and a feature that connects the floors both literally and decoratively. New double entrance doors for patients, alongside the new brick facade, gives the 1990s extension a higher quality style and appearance.
Staff facilities are mostly on the top floor, including a teapoint, meeting room and shower facilities in what would have been the servant quarters in the 1850s.
From our perspective its been an interesting project. Working in a building originally intended to be a domestic residence was a challenge. The experience has reaffirmed the architectural worth of modern office buildings which can be refurbished so much more quickly in comparison. Its also been a relatively costly exercise, working out over £180 per sq foot for the full CAT A and CAT B refurb. This includes an entire strip out, floors up, re-wire and re-plumb. New HVAC and WCs throughout, as well as every finish on floors, walls, exterior and reception.
